The Value of Home Automation and Automated Security

I am a a two day old, Home Automation baby,
but I'm pretty excited about the
possiblities. Even though it looks like
I'll have to overcome the phase problem, I
dont see this as insurmountable and
actually plan to purchase a used laptop as
my "Security Server" as it were. What has
me excited about the prospect of home
automation and security is from an
investment perspective. I know when it
comes time to sell my house, I will be able
to market my property more competitively
and hopefully command a greater price then
the average market price. At least this is
what I am thinking after having my home
security system for 2 days. I'm wondering
if others reading this share this same
thought and if anyone has any data
regarding supporting this notion.

Actually, I plan on taking all of my
equipment with me if I sell my home.
However, everything is negotiable.  It may
be a selling point to some.

Being wireless it is easy to remove and set
up.

Interesting thread, um huh ...

My homeowners insurance currently provide no
discount for a home brew security system
such as my X10 cameras / recorder /
detectors.

If I bought a house that was
already 'X10'ed', I would probably remove
the existing and install my own favorites.

I will say, however, that twice in the past
five years the automobiles on my block have
had windows broken out and radios stolen.
That is all except for mine. My two-car
driveway is covered at night by one of the
older X10 flood light / motion detector
systems. All it does is switch on a pair of
150 watt 'wide area' flood lights.

It would appear that crooks do not like
being 'lighted up' at night. Too bad for
them.

In the day time I have a 'wireless motion
detector' activated 'AHP snapshot' 'wireless
color camera' that is good for identifying
who was at my house then.

I've read in a number of places that
automation does not typically add much value
to the selling price, but you should recover
your costs. What counts the most is how you
sell the automation aspect of the house
e.g. "Included in the selling price of the
home is a computer controlled X10 automation
system", is meaningless (even confusing) to
most homebuyers.

Take some tips from the X10 advertising team
e.g. "Never come home to a dark house again"
and consider draping scantly clad young
ladies over the porch.

is to protect it before a break-in.
