I can provide both files, but you will need Microchip's MPLAB to modify the source code.  I used version 8.76.  There is some setup that must be done before compiling, but I don't remember the details anymore.

In the coming weeks I will upload the final versions of both source and binary files, and will link them off the Firmware page.  I will not be supporting any future changes to this firmware, but I will continue to supply replacement or spare PICs for the foreseeable future.

Unless the source is significantly more difficult to share than just the binary, having both available seems like a good option to have.  I can't see myself modifying mine, there is probably at least someone out there that would like to see under the hood.  If you are releasing the code, does that mean you don't intend to support or release any future updates?  I don't know what sales look like but imagine X10 doesn't move much product these days so supporting products would be similar.

With just over a dozen of the XTB-523 left now, I'm contemplating releasing the PIC firmware for all units.  All schematics and parts lists have been online for years.  With also the firmware owners should be able to maintain their units into the future.  Is there any interest in the source code, or just the final binary file?

The Smartenit product is still supported but they aren't making anymore for now.  However, there is an alternative that's pretty good.
The Broadlink RM4 Pro that supports 315MHz RF will learn X10 codes from a PalmPad and transmit them to a CM15A to trigger any actions you like.  The CM15A is preferred because it isn't limited to one house code like the RR501.

Setup of the Broadlink RM4 Pro is like setting up any learning remote. The app is good and Alexa integration is seamless.

Do you have any X10 signal coupling between the two incoming power lines?
If so do you know what it is?
We have seen reports of some repeaters starting to get into a constantly sending the code it recently received.

Its possible you do have a signal sucker or power line noise maker and have a weak X10 signal on the effected devices.
Possible also some device in the home has deteriorated and is now effecting the X10 operation.

If there is a time slot which commands don't  work have a look at what is on during this slot. It is possible a signal sucker is the culprit in this case. I once had a incandescent light that once turned on no other signals would work on that circuit. >!

Well, I'm going to order a new mini controller to see whether that fixes at least some of the issues.  (The Radio Shack mini timer is probably 35+ yrs old!)  However, the time slots throughout the day during which commands are absolutely ignored are another matter.
