Homelink problem

I have a PS561 X10 alarm system and am trying to get my cars 3 button Homelink remote in the mirror to operate it. I can get the Homelink button #2 to arm the system, but when I program button 3 to disarm, button 2 looses it's programing. If I reprogram button 2 to arm, button 3 looses the disarm.

Am I missing something?
