How do I program a wall switch?

I posted 6 months ago about issues with a house I bought that has X10.  Got side tracked and never got into fixing it until now.

I have 3 wall switches with All On, All Off and 4 other buttons on them.  When I first moved in, they didn't do much of anything.    After talking to someone who knew the house I found out that the "control thingy in the basement burned out" which I worked out was a phase coupler.   Bought and installed a new one and now some stuff works but some doesn't.

One switch is completely dead.  It lights up, but controls nothing.  It is a KepadLinc model 12073
The other two switches are SmartTransmitter Scenmaster SMST6.   One turns everything on with All On, but turns nothing off with All Off.  The 4 zone buttons all turn something on, but one turns on two sets of lights, but only turns off one of those sets.   
The second switch turns on and off the set of lights the first one won't turn off, but does nothing else.

All I can think of is they have lost their memory, but the instructions say to use an X10 MaxiController, but the only references I find on the web to such a think show pictures of a 70's desktop box and there just has to be something more modern available.

I'd love to ditch it all and put in something reliable, but there are over 80 light fixtures controlled by this system, and maybe a couple of ceiling fans that I can't work out how to turn off.   Too much work to try to retrofit to a better system now.

Any advice on what to buy to re-program these switches, or any other tips, would be fantastic.

Maxi Controller is an X10 SC503.
You may want to do a web search. I found one here but there are probably others.

Are you trying to find a more modern controller to replace a SC503? Not many controller that can send a House Code or Unit Code separately from each other like the SC503 can. I believe separate House and Unit codes maybe needed for the 12073 and the SMST6 for programming.

The 12073 is listed on this Smarthome Old Manuals Page.
It shows templets and a few other items for the 12073.
