When I moved in 2017, my previous house was exclusively X-10. I brought all my hardware with me. As I was settling into my new house I bought a Universal Devices ISY994i controller, with their X-10 module. I saw it as a way to retain the X-10 functionality I knew and was adept at, and at the same time expand into newer technologies (like Z-Wave as an example) and the availability of other non-X-10 devices, in a way that would allow them to all play together nicely.
Recently the ISY994i was replaced by a newer version called eisy, which allowed continued use of the X-10 module. True not cheap, but as a stepping stone forward and a bridge backward to X-10 the entire ISY/eisy experience has been fantastic.
A good portion of my current HA system is X-10 based, maybe 40%. Along with filters and an XTB-RII and a WGL572 receiver, I find it does everything I want it to, reliably and without a lot of the kludge I used to enjoy mucking about with to get things to work, mostly. I admit I enjoyed a lot of that MacGuyver engineering, but now I just want a system that my wife likes and that works reliably. Universal Devices gave me that with their ISY/eisy products.
(My system includes X-10, Insteon, Various Z Wave devices, Wyze, Wireless Tags, Yolink and all integrated with Alexa, and each other to varying degrees.)
